Homes/Lots

• The heated ground floor of the home not including the garage, porch or deck must be at least 1,400 sq feet for a one-story home on lots 1-9 and 1,600 square feet on lots 10-19 on a two-story and/or 1 ½ story home the ground floor must be greater than 800 square feet.

• All driveways must be paved with concrete or asphalt at a minimum on 20 feet in width

• No modular home, mobile home or manufactured home shall be allowed on the property on either a temporary or permanent basis.

• No dwelling or other building shall be located on any lot nearer at the front line of the lot that the building setback line shown on the recorded plat

• Minimum one car garage

• Homes cannot exceed 2 ½ stories in height

• All homes must be brick or stone with no siding of any type to be used on any part of the home

• All lots of the subdivision shall be for residential purposes

• All construction must begin within 12 months from the date of closing lots Construction must be completed within 24 months from the date of closing Use Restrictions

• No livestock, poultry, or any animals other than household pets will be kept

• No junk cars will be allowed to accumulate (junk cars constitutes any vehicle not licensed to be driven on public roads)

• No animals, including those termed as household pets shall be bred for commercial purposes

• No kennels for more than two animals of any kind shall be permitted on lots

• No dog house or other pet areas shall be nearer than 25 feet to the side lot line of the lot or nearer than 15 feet to the rear lot line

• Household pets shall be confined to the owner’s property

• No mini-bikes, dirt bikes, or other unused objects, unused apparatus, trash, rubbish or stored materials shall be permitted to remain on the lot

• Non-operating vehicles, wrecked vehicles, or any portion thereof shall not be permitted on any lot

• No radio or television aerials, antennas or discs or any other exterior electronic devices of any kind shall be installed or maintained on the exterior of any structure located on a building plot until approved by the Developer

• Satellite receiving dishes of 18” or less in diameter shall be permitted provided they are located behind the residence and not visible from the street

• No truck larger than 1 ton non-commercial pick-up truck shall be parked or maintained within the subdivision on a temporary or permanent basis except when being used to move or make deliveries

• Storage or utility buildings with a maximum size of 225 sq feet shall be permitted if the exterior conforms to the exterior of the main residence, is located behind the main residence and is approved by the developer

• No fence shall be erected on any lot nearer to the front street than the rear of the residence erected on said lot, except lot 1 and lot 9

• No signboards of any description shall be displayed on any lot except signs “For Sale” which signs shall not exceed 15’ x 20’
